These Terms of Service ("Terms") govern your use of builderhotsheets.com (the "Site"), operated by Builder Hot Sheets ("we," "us," or "our"). By using the Site, creating an account, or submitting a listing or inquiry, you agree to these Terms. If you don't agree, please don't use the Site.
We operate a directory of new-construction home deals and builder/realtor incentives in Texas. We connect buyers with the builders and agents offering those deals. We are not a licensed real estate brokerage, and we are not a party to any offer, contract, or transaction between a buyer and a builder or agent. Any purchase, showing, or negotiation happens directly between you and the listing builder or agent.
Buyer accounts (for saving alerts) and agent/realtor accounts (for listing deals and promotions) are created through Microsoft sign-in. You're responsible for activity that happens under your account, and for keeping your contact information accurate.
Agents and realtors who submit deals or promotions are responsible for the accuracy of what they submit — pricing, incentives, availability, and expiration dates. We review submissions before they go live, but we don't independently verify pricing or availability with the builder. We may edit, reject, or remove any listing at our discretion, including after it's live, without notice — for example if it's inaccurate, expired, or violates these Terms.
Agent subscriptions are billed on a recurring basis through Stripe at the price shown at signup. Your subscription renews automatically each billing period until you cancel. You can cancel anytime from your agent dashboard's billing portal — cancellation stops future renewals but does not refund the current billing period. We don't store your card details; Stripe handles all payment processing.
The Site and its listings are provided "as is," without warranty of any kind. We don't guarantee that any deal, price, or incentive shown is currently available, or that the Site will be uninterrupted or error-free.
To the fullest extent permitted by law, Builder Hot Sheets is not liable for any indirect, incidental, or consequential damages arising from your use of the Site, or from any transaction, dispute, or communication between you and a builder, agent, or realtor. Our total liability for any claim relating to the Site is limited to the amount you paid us, if any, in the twelve months before the claim arose.
We may update these Terms from time to time; continued use of the Site after a change means you accept the updated Terms. We may suspend or terminate any account that violates these Terms.
These Terms are governed by the laws of the State of Texas, without regard to conflict-of-law principles.
